The building will offer three wings of accommodation, available to be let individually or as a whole, providing office / laboratory accommodation on each wing of 3,295 sq ft, 4,467 sq ft and 6,495 sq ft.

 

The accommodation can be fitted out as laboratories or offices with a laboratory office split of 60:40. Wet laboratories are able to accommodate fume cupboards.

The design of the building will suit the needs of a large standalone user or could equally be let floor-by-floor or wing-by-wing.

Flexibility is built into the design with up to three tenancies per floor, accessed from a centralised core, circulation area and WC and amenity facilities.


Designed to accommodate a range of uses, the main laboratory wings (labs 01 and 02) have the potential to service high-specification laboratory uses. The central areas (lab 3) are designed as low specification lab/office areas.

Grow-on Building 2 (GB2) is located adjoining GB1, this building is being currently being designed to provide flexible laboratory and office accommodation over ground, first, second and part third floors accessed from a central core area.

The upper floors will have a floor to ceiling height of 2.7m. The ground floor will have a floor to ceiling height of 4.0m, with external roller shutter/access doors, for full flexibility.

 

The building will offer two wings of accommodation, capable of being let individually or as a whole providing accommodation of 5,435 sq ft and 6,250 sq ft, on the ground floor, and 5,297 sq ft and 6,166 sq ft on the upper floors.

 

The accommodation can be fitted out as laboratories or offices with an assumed laboratory office split of 60:40. Wet laboratories are able to accommodate fume cupboards.
